These smaller properties often came with high management costs, poor cash flow, and less favorable debt terms, making them harder to manage and less profitable in the long run.

I talk about how these experiences taught me to prioritize bigger deals that offer better cash flow, appreciation, and scalability. I also emphasize the importance of having patience, discipline, and a clear strategy. It's easy to get caught up in the excitement of closing deals, but without thorough analysis, you might find yourself in a tough spot later.

Reflecting on the success of recent large-scale deals, I highlight how these investments have significantly outperformed the smaller deals I made over the past six years. From setting up the right team to taking advantage of tax benefits, larger deals have proven to be game-changers.

Meeting people like Tom in Houston was crucial for understanding the market dynamics and getting insider knowledge.

I also discuss the current market conditions, which are shifting in our favor thanks to decreasing interest rates. Deals that didn’t make sense a while ago are now back on the table, and we're taking full advantage of that.

Speaking of Houston, we recently took a trip down there to tour properties and get a feel for the area. Evaluating properties based on their condition, location, and financial metrics like rent levels and operating expenses is key to finding the right investment opportunities.

Our geographical focus remains strong in Texas—Houston, Austin, DFW, San Antonio—while also expanding into markets like Oklahoma, Florida, North Carolina, Georgia, and Tennessee. These areas are ripe with potential, and we're keeping a close eye on them.

For those of you new to real estate investing, I share some essential advice on entering new markets. It's all about connecting with local brokers and digging into the local market data to make informed decisions.I also break down the acquisition costs involved in property deals, covering everything from earnest money to inspections, appraisals, and legal fees. Understanding these costs upfront is crucial for successful investing.

We’re currently working on some exciting deals, including a 144-unit property outside Austin and an RV park in Oklahoma City, both of which are benefiting from the recent drop in interest rates.Lastly, I touch on our future plans, including the opening of Fund 3 for investors, potential changes in our event frequency, and upcoming training sessions on commercial real estate. There’s a lot happening, and I’m excited to share it with you!

In this episode of The Real enTREpreneur™ podcast, I dive into unconventional strategies for entering the commercial real estate market without hefty upfront capital or traditional loans.

Aimed at real estate investors, this episode steers clear of wholesaling houses and small residential properties, which often fail to deliver financial freedom or significant cash flow.

Instead, I advocate for focusing on commercial properties such as small retail centers, industrial warehouses, RV parks, mobile home parks, and multifamily units with at least 32 units.

These properties strike a sweet spot—too large for single-family home investors yet too small for institutional buyers—resulting in less competition and more favorable negotiation terms.

Many of these 32-unit multifamily properties are owned by "mom and pop" landlords who may be open to seller financing, allowing investors to bypass traditional loan requirements and credit checks.

To cover the down payment, I suggest partnering with investors who are interested in real estate but prefer not to manage properties themselves, facilitating shared ownership and quicker scaling of investments.

I stress the importance of self-education, resourcefulness, and building a network of potential partners. I also promote my One Deal Away Bootcamp for those seeking hands-on support in finding, negotiating, and closing deals.
