Speaking of Houston, we recently took a trip down there to tour properties and get a feel for the area. Evaluating properties based on their condition, location, and financial metrics like rent levels and operating expenses is key to finding the right investment opportunities.
Our geographical focus remains strong in Texas—Houston, Austin, DFW, San Antonio—while also expanding into markets like Oklahoma, Florida, North Carolina, Georgia, and Tennessee. These areas are ripe with potential, and we're keeping a close eye on them.
For those of you new to real estate investing, I share some essential advice on entering new markets. It's all about connecting with local brokers and digging into the local market data to make informed decisions.I also break down the acquisition costs involved in property deals, covering everything from earnest money to inspections, appraisals, and legal fees. Understanding these costs upfront is crucial for successful investing.
We’re currently working on some exciting deals, including a 144-unit property outside Austin and an RV park in Oklahoma City, both of which are benefiting from the recent drop in interest rates.Lastly, I touch on our future plans, including the opening of Fund 3 for investors, potential changes in our event frequency, and upcoming training sessions on commercial real estate.
